How big is Walnut Springs?
Walnut Springs is comprised of approximately 1,200 acres. With only 99 estates planned on the property, the average estate size is approximately 10 acres. The land has been carefully and thoughtfully divided to maximize the inherent beauty of the property, providing privacy and seclusion.

What Amenities does Walnut Springs offer?
Two spring-fed, clear bottom lakes on the property are separated by a completed lakeside antique log community lodge, with indoor and outdoor fireplaces, a community meeting/gathering room, kitchen, showers and changing facilities. The larger lake is stocked with 2 species of native trout - you can fish right off the deck of the lodge and grill your dinner on the large, stainless steel grill outside! The mountain lakes and lakeside lodge are just a few of the many amenities you will find at Walnut Springs, including nature trails for hiking and biking, a dog park/dog run area, and almost 100 acres of common areas and parks, to name a few. How steep are the roads?
At Walnut Springs we have kept almost all of our roads at a 7-degree grade or less, so that you will be able to safely access and fully enjoy your property 365 days per year. Compare this with other mountain properties, where you may find road grades of 18-degrees or more.

How steep is the property?
Unlike many mountain areas, Walnut Springs is not steep, unusable mountain property. It features primarily gently rolling hills with a combination of open and wooded areas. Many lots are nearly 100% useable. Most of the property is easy to walk on, and there are plenty of flat areas and gentle walking trails. Of course there are also lots with spectacular cliffs and mountaintop peaks offering sweeping views.

What about engineering on my homesite?
The cost of your estate includes a driveway access road, tree clearing to open up your own magnificent view, clearing of the canopy to provide keyhole mountain views, and limited site clearing for your home. It also includes bringing underground utilities (telephone and electric) to your lot. In addition, Walnut Springs’ expert staff can assist you with site planning and selecting a qualified builder and architect.

What kind of wildlife is there at Walnut Springs?
There are over 100 species of birds and over 40 species of butterflies. We have whitetail deer, wild turkey, rabbits and foxes, to name a few. In fact, West Virginia is home to 70 types of wild mammals, 178 species of fish, and 57 species of amphibians and reptiles.

What kind of plants and trees do you have?
There are many old hardwood trees at Walnut springs, including Walnut trees, Red Bud, Dogwood, Red Oak, White Oak, Chestnut Oak, Black Oak, Holly, Cherry, Sugar Maples, Hickory, Osage Orange, Poplar, and Pine. In addition, we have an amazing variety of wild flowers, berry-producing plants and shrubs.

Will we get snowed in at Walnut Springs?
Only if you want to be snowed in. With top quality roads and a minimum of 5 exits to state maintained roads and highways, access will not be a problem. In addition, Walnut Springs is south and southwest facing, so winter temperatures and snowfalls are moderate. You will be able to enjoy four full seasons at Walnut Springs, without weather extremes.

Are there common areas within Walnut Springs?
Yes, there are multiple common areas, comprised of almost 100 acres, including parks, picnic spots, a large fishing pond, two clear-bottom lakes, a lake-side day lodge, spacious planned main lodge/clubhouse, and trails for hiking, walking, biking and horseback riding. These common areas are open to Walnut Springs residents and their guests only.

May I keep a horse?
Yes, you may keep a horse on your property. You also will be able to enjoy the trails at Walnut Springs, as well as a lot of back country for riding. For more details about property and other requirements necessary for boarding horses, please see our Covenants, Conditions & Restrictions.

Are there trails for riding and hiking?
Walnut Springs will have many miles of trails, which you may use for horseback riding, biking, hiking or riding electric ATVs. Please note that only electric vehicles will be permitted to preserve serenity, avoid noise pollution, and prevent harming the environment.

Are there restrictions on building a home?
Yes. There are Covenants, Conditions & Restrictions which impact what type of homes can be built, the materials to be used, the minimum and maximum size of home for the lot, the location of the building envelope and the maintenance of the home, all of which help to maintain the beauty of Walnut Springs and protect your property values. The restrictions are sensible and easy to follow. You are generally free to build the home of your dreams, provided that it is constructed of natural materials, is well kept, and the design is approved by the Design Review Board. This process ensures that the beauty of the land and the secluded mountain retreat character of the project are forever maintained.

Is there a time limit on how quickly we have to begin building after we buy?
You may take all the time you want to start building your home, but once you begin, you must complete construction within one year.

We are also just 18 miles from Lewisburg, West Virginia and about 20 miles from US 64, a major interstate. There is not a single high tension power line in the county. Monroe County residents fought and beat American Power, keeping all such high tension lines forever out of the county. Thus, without industrial power, there is no heavy industry.
